In Florida, community association management is a licensed activity. Under Fla. Stat. § 468.432, a firm responsible for more than 10 units or a budget of $100,000 or greater may not engage in, or hold itself out as able to engage in, association management without a licence from the Department of Business and Professional Regulation.

What association management legally includes.
This is not a marketing list. Fla. Stat. § 468.431 defines community association management, and these are the activities it names:
- Controlling or disbursing association funds
- Preparing budgets and other financial documents
- Noticing and assisting in the conduct of association meetings
- Determining the number of days required for statutory notices
- Determining amounts due to the association, and collecting them before any civil action is filed
- Calculating the votes required for a quorum or to approve a proposition
- Drafting meeting notices and agendas
- Preparing certificates of assessment and estoppel certificates
- Negotiating the monetary or performance terms of a contract
- Coordinating or performing maintenance of association property
Several of those carry statutory deadlines. Missing one is not a service failure; it is a compliance failure, and it lands on the board.

Which statute governs your community.
Condominium associations are governed by Chapter 718 of the Florida Statutes, the Condominium Act.
Homeowners' associations are governed by Chapter 720.
Both sit alongside your own declaration, bylaws and articles of incorporation, which are specific to your community and are the first documents read when a question arises. A manager who cannot tell you which of the three answers a given question is not reading any of them.
Individual unit owners renting out their homes are in different territory again — that is residential tenancy law under Chapter 83, which we cover in our owner guides.

Is CIMCO Management licensed to manage condo and homeowners' associations in Florida?
Yes. CIMCO Management LLC holds Florida community association management firm licence CAB5548, currently active and due for renewal on 30 September 2027. The licence is public and can be verified on the Department of Business and Professional Regulation licensee search. Under Fla. Stat. § 468.432 a firm managing more than 10 units or a budget of $100,000 or greater must hold this licence.
What does community association management actually cover?
Florida defines it in Fla. Stat. § 468.431. It includes controlling or disbursing association funds, preparing budgets and financial documents, noticing and assisting with meetings, determining statutory notice periods, calculating amounts due and quorum requirements, preparing certificates of assessment and estoppel certificates, negotiating contract terms, and coordinating maintenance. It is a licensed activity, not general property management.
How is association management different from managing my rental unit?
They are two different services. Association management is performed for the association — the board, the common areas, the budget and the shared obligations of all owners. Rental management is performed for one owner and covers their individual unit: pricing, tenant screening, leasing, rent collection and maintenance of that home. CIMCO does both, but they are separate engagements with separate agreements.
