The legal side

What Florida law asks of Fort Lauderdale landlords.

Residential tenancies in Fort Lauderdale are governed by Florida Statutes Chapter 83, and two deadlines cause most of the expensive mistakes we see owners make on their own.

Non-payment of rent. Before an eviction can be filed, the landlord must serve a written 3-day notice to pay or vacate under § 83.56(3). Security deposits. If you intend to keep any part of a deposit, § 83.49 gives you 30 days from the end of the tenancy to send written notice of your claim.
